In early 2024, Ada County remained the pricier of the two counties, with the average home price in Boise around $525,000, and Eagle’s luxury market pushing even higher. Meridian, Kuna, and Star also contributed to a strong county-wide average.
Meanwhile, Canyon County offered more affordability, drawing in buyers priced out of Ada. Nampa homes averaged around $410,000, with Caldwell at $375,000, and smaller towns like Middleton and Parma even more accessible.
As of Spring 2025, both counties have seen modest increases in home prices, though the pace of growth has stabilized compared to the surge in previous years.

In contrast, Canyon County offered a bit more breathing room, with higher inventory levels and more new construction in areas like Nampa and Middleton.
In 2025, buyer competition in Ada County has normalized slightly, especially in neighborhoods with higher price points. Days on market have increased modestly, and price reductions are more common than a year ago, giving buyers more negotiation power.
In Canyon County, increased demand has led to tighter inventory, especially in family-friendly neighborhoods near schools and parks. As more people look for affordable alternatives to Ada County, Canyon County has started to experience its own version of bidding wars, particularly for homes under $450,000.
Ada County remains a hub for those looking for urban amenities, strong schools, and outdoor recreation. Boise offers culture, restaurants, and a vibrant downtown. Eagle and Meridian cater to families and professionals seeking suburban luxury, with extensive parks, greenbelt access, and community events.
